Property Operations Manager
Spencer & Trent Recruitment is working with a boutique residential property company who is seeking a Property Operations Manager to join the business on a permanent basis. This key role involves overseeing tenant services, property maintenance, and ensuring compliance with safety standards.
What You Will Be Doing:
- Handling in-hours tenant calls and ensuring excellent client care.
- Accepting and processing new bookings, tenant check-ins, and check-outs.
- Maintaining accurate tenant contact information.
- Managing property vacancies and coordinate waste management for all properties.
- Setting up and managing utilities and council tax accounts.
- Maintaining accurate key records and ensuring access is available for all properties.
- Overseeing all safety certificates and ensuring timely renewals.
- Reviewing and updating inspection reports, following up on recommendations.
- Arranging in-person occupancy checks.
- Drafting and managing incident reports when necessary.
- Overseeing and delegating reported maintenance issues.
- Liaising with landlords for repair approvals and managing cleaning arrangements.
- Analysing repair reports and costs in collaboration with the Field Officers.
- Supervising the Administrator and Field Officers to ensure effective task completion.
- Delegating and monitoring anti-social behaviour (ASB) reports to the appropriate team members.
Experience needed:
- 4 Years experience in property management or a similar role.
- Excellent organisational and communication skills.
- Ability to lead and supervise a team effectively.
- Knowledge of compliance standards, property inspections, and maintenance processes.
- Proficient in using property management software (preferred).
- Strong time-management skills
- Ability to work independently and handle multiple tasks simultaneously
- Proficient in Microsoft Office and familiar with property management software
Salary and Benefits:
- £45,000 – £50,000 DOE
- 30 Days Holiday + Bank Holidays
- Discretionary yearly Bonus
- Monday to Friday only – 37.5 hours per week
